Keys Down Under does not provide financial advice, mortgage advice, legal advice, or any other form of regulated professional advice. All calculators, estimates, simulations, and tools are for general educational and planning purposes only and do not take into account your individual financial circumstances, objectives, or needs.

Before making any property purchase or financial decision you must consult qualified, registered professionals:

  • A licensed mortgage broker registered with ASIC under the National Consumer Credit Protection Act 2009
  • A financial adviser holding or authorised under an Australian Financial Services Licence (AFSL)
  • A licensed conveyancer or solicitor admitted to practice in New South Wales

Keys Down Under does not hold an AFSL, Australian Credit Licence, or any other regulatory authorisation. Use of this platform does not create any advisory or fiduciary relationship.

1. Acceptance of terms

By accessing or using Keys Down Under (“the Service”), you agree to be bound by these Terms of Use. If you do not agree to these terms, please do not use the Service.

When you create an account, you are required to acknowledge these terms and the disclaimer above. Your acknowledgment is recorded with a timestamp for compliance purposes.

2. What Keys Down Under does

Keys Down Under is a free web application that helps people buying their first home in NSW with:

  • Affordability planning — borrowing-power estimates and the true upfront cash to buy (deposit, stamp duty, LMI and fees), based on Revenue NSW and ATO rates
  • General guidance on first-home schemes (FHBAS, First Home Owner Grant, First Home Guarantee, First Home Super Saver), explained in plain English
  • A 30-year buy-versus-rent comparison you can adjust and stress-test with your own scenarios
  • Suburb research — price history, commute times, school catchments, and a map of Sydney shaded against your budget

3. Not financial advice — general disclaimer

Keys Down Under is a general-purpose planning and research tool. It is not a financial adviser, mortgage broker, conveyancer, or legal adviser, and nothing on this platform constitutes financial advice, credit advice, legal advice, or any other form of regulated professional advice.

All calculations including stamp duty, LMI premiums, scheme eligibility, borrowing capacity, repayment estimates, and suburb median prices are indicative estimates only. They are based on publicly available rates and formulae and may not reflect your actual obligations, entitlements, or individual circumstances. Your actual stamp duty, LMI, borrowing capacity, and repayments will be determined by Revenue NSW, your lender, and other regulatory bodies.

Keys Down Under does not hold an Australian Financial Services Licence (AFSL) or Australian Credit Licence (ACL). The platform is not authorised to provide personal financial product advice or credit assistance under the Corporations Act 2001 (Cth) or the National Consumer Credit Protection Act 2009 (Cth).

You acknowledge that you have not relied on any information provided by Keys Down Under in making any financial or property purchasing decision, and that you have sought or will seek independent professional advice from appropriately qualified and registered professionals before making any such decision.

Rates, thresholds, and scheme eligibility criteria (including the First Home Owner Grant, stamp-duty concessions, and the First Home Guarantee) are subject to change by the NSW Government, the Australian Government, and individual lenders without notice.

4. Your account

You must create an account to access most features. You are responsible for maintaining the confidentiality of your password and for all activities that occur under your account. Please notify us immediately of any unauthorised use.

You must be at least 18 years of age to create an account and use the Service.

5. Acceptable use

You agree not to:

  • Use the Service for any unlawful purpose
  • Attempt to gain unauthorised access to any part of the Service
  • Scrape, crawl, or systematically extract data from the Service
  • Upload or transmit any malicious code or content
  • Impersonate any person or entity
  • Use the Service in any way that could damage, disable, or impair it

6. Intellectual property

All content, design, code, and functionality within Keys Down Under is owned by or licensed to us. You may not copy, reproduce, distribute, or create derivative works without our prior written consent.

Your personal data (profile, budget, scenarios, and saved suburbs) remains yours. By using the Service you grant us a limited licence to store and process that data solely to operate the Service.

7. Third-party data

Suburb prices, commute times, school catchments, and related statistics are sourced from third-party and government providers including the NSW Valuer-General, Transport for NSW, the NSW Department of Education, the ATO, and the Rental Bond Board. We do not guarantee the accuracy or completeness of this data, and it may be out of date. Each figure carries a source and an “as-at” date where shown.

8. Limitation of liability

To the maximum extent permitted by Australian law, Keys Down Under and its operators are not liable for any direct, indirect, incidental, or consequential losses arising from your use of the Service or reliance on any calculations, information, or estimates provided.

In particular, we are not liable for any financial loss arising from property purchase decisions made with reference to Keys Down Under's calculations, suburb data, or any other feature of the Service.

9. Termination

We reserve the right to suspend or terminate your account at any time for violation of these terms. You may delete your account at any time from your profile settings.

10. Changes to terms

We may update these Terms of Use from time to time. Each version is identified by a date string shown at the top of this page. When terms change materially, in particular the disclaimer in Section 3, we will ask existing users to re-acknowledge the updated terms before continuing.

11. Governing law

These terms are governed by the laws of New South Wales, Australia. Any disputes shall be subject to the exclusive jurisdiction of the courts of New South Wales.
